Other fees and charges

Additional charges and refunds will be made:
It is important to note that the Hamilton City Council will make additional charges for it's actual costs, which are in excess of any standard fees. This will be done on the basis of recorded time spent on the application, and other costs, such as travel and general administration where applicable.

Payment of additional charges will be required prior to the uplifting of the Building Consent. Additional charges may also include the costs of inspecting and approving work associated with other specialist building services such as lifts and escalators, and heating and ventilation.

Much of this work is completed for the Hamilton City Council by contracted organisations or consultants. The Hamilton City Council will also make refunds where the service paid for is no longer needed or required by the applicant. However any refund will exclude the costs of work already completed and any refund will be subject to statutory time frames.

It is a requirement of the Building Act 2004 that some applications be referred to the NZ Fire Service for review.  There will be costs associated with this review, which will vary depending on the work required by the NZ Fire Service.  We are not able to quote the costs at the time of application, as they are unknown to us until the NZ Fire Service invoices us.  These costs will be invoiced to the applicant.

Standard fees - project based:
The standard fees for Building Consent applications are project based. This will make it easier for you to ascertain your full fees payable for certain category of building, such as a single level dwelling (the same fee is applicable regardless of size).

Charges are based on actual cost:
Fees and charges will be based upon the Hamilton City Council's actual and reasonable costs of the work associated with an application for Building Consent:

  • BRANZ Levy $1.00 per $1,000 on projects $20,000 and over
  • DBH Levy $1.97 per $1,000 on projects $20,000 and over
  • Street crossing inspection fee - $165
  • Structural checking fee
  • Water connection / disconnection
  • Sewer connection / disconnection
  • Kerb and channel connections
  • Stormwater disconnection
  • Sanitary sewer or stormwaterTV survey
  • For swimming / spa pools - Backflow prevention device inspection - $65

These fees and charges are variable and you will be advised of cost on application, or we are happy to provide you with a quote prior to application.

Minor works include:
Install a window/door, demolish a wall, install a solid fuel heater, install a plumbing or drainage fitting, erect a pergola, erect a carport, install a garden shed, install kitchen fittings, small internal alterations, installation or removal of a fire alarm or any other compliance schedule item (subject to negotiation)

Small commercial with no compliance schedule include:
School classrooms, relocated buildings, alterations and additions, fit-outs.

Development and financial contributions:
Development contributions are used by the council to ensure that developers, not ratepayers, fund the costs of growth caused by development.  Costs are variable and an estimate is provided in the table to the left.  Further information can be obtained from Planning Guidance.
